Overhauling a space is a tall order and not for the meek! Selecting a competent professional who can skillfully provide guidance on identifying and achieving the homeowner’s goals around design, usage, and enjoyment of the end result is a critical step. Select your architect wisely as you would any professional whom you might retain for important and trusted advice and work. Architects are licensed by the state and a referral from someone you know and trust can be an optimal place to start.

If you’ve enjoyed spending time in an architect’s home, as I have in Allegra’s, the two elements that are keenly notable are:

2) an organization of space that is gleefully thoughtful and intentional by design

Three tips from Architect Allegra Kochman on getting renovation ready:

1. Consult with your architect as early as PRIOR to selecting which property to buy and renovate (s/he will be able to assist with key questions to consider from square 1)

2. When possible, execute the renovation in one go vs in phases as the former is the more economic route

3. Budget 9-12 months for the planning phase with your architect prior to your construction starting line

While on the topic of budgeting:

Anticipate $300-$500sq ft to renovate 

Factor renovation sum PLUS carrying costs of the two properties (the one getting the overhaul and the one you’ll need to live in)
